Threatening and unprofessional. Use this company at your own risk. My experience with Rylands property management and there staff mirrors that of Mr John Smith who wrote his thoughts in December 2012. I pay my service charges on a monthly basis only to find Rylands Property management had added extra charges to the account. When you ask to see paper work backing up additional charges you are met with a brick wall. 15 times I requested to see the charges for the bailiff company they said they used to recover fictional debts and was ignored every time. I have been verbally abused by there director when challenging him to prove his added charges and have found his staff to be equally as unprofessional. I am suspicious of any positive reviews I have read about this company and can only relate and sympathise with the negative ones. They are predators and need to be avoided.

I would agree with the person complaining about the 6 monthly bill arriving. All good and well established property management companies offer, without question, monthly payments. They continually do not comply to the Leasehold & Commonhold Act 2002. They send in their own so called gardeners etc. They should tender ALL contracts, not deliver from their own in-house services.

I would just like to thank Rylands Associates for their work and efficiency. Since they have taken over our development we no longer have to ask of anything it is just thought of and carried out. We have had internal decorations carried out, the cleaning is always completed every 2 weeks and they send letters with future plans and expectations to us. I have found them to be a breath of fresh air and extremely helpful. I look forward to liaising with them in the future.

Rylands Associates took over the management of our development in November of last year. I have found them to be extremely efficient and helpful. I had previous ongoing queries and disputes regarding my service charge account and the staff at Rylands spent time with me to resolve my issues and explained what my charges related to. They have carried out a lot of works to my development, the communal gardens are looking lovely. I am overjoyed with their overall service. Would highly recommend. Claire Parker Victoria Gardens

I own and rent out one of the properties on this estate. Unfortunately I had several contacts with the previous managing agent OM as I did not consider I was getting what I was paying for from my service charge. As a result I stopped paying the charges about 6 months before Rylands took over the management of the estate. Since that time the estate aesthetics have been transformed and I have found Rylands to be very approachable. Due to my arrears I also had contact with the debt collector who was very understanding and sympathetic to my situation and as a result I was able to pay off the arrears over a couple of months to avoid court action. All in all I am very satisfied with the service I now get and believe their actions on the estate has added value to my property.

Hi, Rylands have recently taken over the management of our development. It was previously managed by OM Peveral. Rylands have done a fantastic job and the property is now back to its former glory, the grounds look really crisp and smart and they have handled all the account queries quickly and professionally. No member of our staff has ever spoken to a customer in the way you describe or refused to give their name. The details of your complaint cannot be correct as no lease, to my knowledge, allows for monthly payments. This company has recently taken over the management of the block of flats i live in, (and I own the leasehold on the flat), their first action was to send me a letter 2 weeks before christmas demanding 600 pounds for the years service charge, which i pay monthly and have done for 6 years, they sent me no reason for the charge or explanation, I called their office and was verbally abused on the phone by a very unhelpful man who wouldn't give me his name. I have since sent them an e mail which they have not responded to and they called the estate agent I am using to sell my flat to tell them that the for sale board had to be taken down that day or they would take it and dispose of it. Not a very nice company, do not be fooled by the smiling children on their webpage, and if this company is about to take over the management of your property, get out, or do whatever you can to oppose it. The reason for the change is that the freehold was sold at auction. Our previous management agent where great and looked after us.
